NORTHERN TRUST COMPLETES £1.3 MILLION REFURBISHMENT WORKS AT WARWICK HOUSE

28th October 2010

Northern Trust has announced the completion of the refurbishment works at their six storey office building in Old Trafford, Manchester. Warwick House is strategically located on the corner of Warwick Road and Talbot Road.

The newly refurbished office accommodation was formerly unveiled at a breakfast reception on the 14th October when Northern Trust welcomed over 30 local agents, who took in a tour of the high quality suites on offer.

Conrad O’Neill of Canning O’Neill, joint agents acting on behalf of Northern Trust commented “Northern Trust has done a fantastic job in refurbishing the building, which has now been transformed to provide arguably the highest quality office accommodation in Old Trafford. They have raised the bar in terms of Old Trafford offices yet the quoting rental has been maintained at a competitive level. Furthermore, we are confident the creation of smaller suites and the ability to offer flexible lease terms will tap into current demand from small businesses.”

The substantial refurbishment program has included improvements externally with the building benefiting from brick faced elevations and powder coated double glazed windows. Internally a feature entrance and lobby has been created providing central access to the lift and all floors.

There are a range of office accommodation from 4 persons (447 sq ft) suites upwards, benefiting from comfort cooling and LG3 lighting. The ground floor has a self contained suite with its own dedicated entrance, which may be suitable for a variety of uses subject to planning.

John Marrow, Regional Property Manager for Whittle Jones, managing agents acting on behalf of Northern trust added “The substantial refurbishment works highlight Northern Trust’s commitment to re-investment in its current portfolio. With the high quality finish of the suites, and great location, we are confident that Warwick House will attract local and regional businesses looking to relocate.”

Warwick House benefits from good transport links with junction 7 of the M60 being less than 2 miles away and the Old Trafford Metro Station within a short walk. There is easy access to Manchester City centre, and the Trafford Centre is only a 15 minute journey away. The building is situated in an established business location opposite Lancashire County Cricket Club. Local occupiers in the vicinity include Kelloggs and Centrica.
