A retail and commercial complex within a converted mill. Proposal to redevelop with mixed use scheme to provide enhanced retail centre and residential element.


HISTORY

An 80 year mill converted to retail commercial units in the 1980’s. The building is in a poor state of repair and refurbishment is commercially unviable.

 

APPROACH

  • Northern Trust have put forward plans for an improved scheme to enhance the retail offer, incorporating a larger grocery store and modern facilities for independent retailers is required.
  • The retail development would not be viable without cross subsidy from approximately 40 new houses at the rear of the new retail scheme.
  • A full community engagement has resulted in significant amendments to layout and design

 

STATUS

  • Planning permission was granted on appeal but market pressures have required amendments to the retail element.
  • A revised planning application was granted planning permission in May 2013 for 62 houses, a row of independent retail outlets, library and convenience grocery store. 
  • The housing element was sold to Rowland Homes.
  • The retail parade was sold to A & S Holdings Ltd in April 2014 and the site is actively managed by Whittle Jones.
