DESCRIPTION
Riverside Road Industrial Estate extends to 23,579 sq ft and comprises a linear terrace of eight units within a fenced site, alongside a “U”-shaped terrace of 16 units in a separate adjacent fenced site. In total, there are 26 units ranging from 495 sq ft to 3,003 sq ft, with the ability to combine units to create larger floor areas, subject to availability.
Constructed of steel portal frame with brick/block elevations to approximately 2 metres, topped with profiled metal cladding, the units feature insulated metal-clad roofs incorporating translucent panels for natural light. Eaves heights range between 2.9m and 4.2m. Each unit is fitted with an electrically operated roller shutter loading door, with Block 9 measuring 2.7m (w) × 2.7m (h) and Block 7 measuring 2.7m (w) × 2.75m (h).
Internally, units are finished with concrete floors, painted block walls, 10% rooflights, and suspended strip lighting. The two largest units at either end of the linear terrace also benefit from secure fenced compounds, offering additional external storage or operational space.
Externally, both terraces are enclosed by steel palisade fencing with their own gated entrances, and an access road runs along the front of Block 7, providing practical access to each terrace.
